What is a 4-Point inspection?
A 4-Point inspection is a limited visual inspection of the roof, electrical, plumbing, and HVAC systems. It is typically needed for homes built prior to the mid 1970's and is generally required by the insurance company.
What are we looking for when inspecting...?
Roof: Age and condition of the roof, anticipated life expectancy, and any signs of leaks or potential hazards.
Electrical: Voltage and amp rating of the service, types of wires, outlets, and breakers or fuses, and any visible hazards.
Plumbing: Types of pipe used, water heater, observable major leaks or blockages, and any visible hazards.
HVAC: Basic proper operation and note any signs of potential hazards.
