structure, systems and components by a Qualified Professional Home
Inspector.
Why should I need a Professional Home Inspection ? For a home believed to be in great shape a Professional Home Inspection can verify and reinforce that contention...........or perhaps identify problem areas not previously known. For a home not in such great shape a Professional Home Inspection can identify problem areas and perhaps help prioritize their importance for corrective action. In either scenario a Professional Home Inspection can help you determine the home's condition before you own it and thus can provide you greater peace of mind. As I descended the roof of the new home under construction I commented to the Buyers how nice and neat the shingle application was. They commented " Great news - and we are sure glad we opted for the upgraded shingles" ! Well, can you imagine their surprise when I advised them these were not 'upgraded' shingles ? The outcome? The Builder replaced the roof. Cost of Inspection $295.00 Cost of roof - $3,000.00 Incidentally - are you aware there are 3-tab standard 20 year rated shingles and 3-tab upgraded 25 year rated shingles ????? Can you tell the difference? A Qualified Home Inspector should be able to. Building a NEW Home ? If You are having a home built Mike can help ease the tensions and uncertainties that sometimes arise. | Michael J. Palmisano (PAL Home
Inspection & Consultation Services) is the qualified professional you
need to best advise you of a home's condition. Mike has over 25 years experience in most phases of construction and Real Estate. Mike was born and raised in Brooklyn, New York (Sheepshead Bay), graduated from Brooklyn Technical High School and went on to graduate from CCNY (City University of New York). You get your 'street smarts' from growing up in New York. Mike then secured a position at a major corporation in Mid-Town Manhattan. Tiring of the corporate follies, in 1968 Mike and his new bride Linda moved to Connecticut to the greater Danbury Area - Candlewood Lake - and started a family - what a lifestyle change. Mike was a Builder and a Licensed Real Estate Broker in Connecticut from 1970 to 1980. It was in Connecticut that Mike learned the real meaning of Quality Construction. Since relocating to Florida in 1980, he has qualified for and passed the Florida State Certification Tests for Residential Contractor and for General Contractor - and has been licensed for both. State Certified Residential Contractor #CRC018168 and State Certified General Contractor #CGC018507. In Florida Mike has designed, built and remodeled a variety of homes including concrete block, wood frame, single story, two story, and Multi-Family. Mike also has first hand experience with manufactured housing construction and installation. Subsequent to retiring from contracting since 1987 Mike has concentrated his efforts and expertise in helping home buyers and home owners through PAL Home Inspection & Consultation Services. In 1990, to compliment his many years of construction experience and to 'fine tune' his Inspection Services Mike met the stringent requirements and became a certified member of the nationally renowned American Society of Home Inspectors (ASHI). I welcome your attendance at the Home Inspection and invite any questions pertaining to the home and/or to the Home Inspection process. I prefer my inspections to be 'interactive' and your actual participation is encouraged which can further enhance your learning about the home. Of course if you prefer to 'sit by the sidelines', that's OKAY too!! I do not rush through the Inspection process nor do I set time limits for your inspection. In fact, I evaluate one item or component at a time and discuss them with you. I will point out the positive aspects as well as the problem areas of the home. I can also give you maintenance tips based on my many years of first hand construction and inspection experiences so that you can optimize your investment dollars. If you cannot attend the Inspection, don't worry - I will take extra care to provide you insights to the various components of the home. If there are serious problems I will personally call you to discuss the condition(s). Indeed, if you have a friend or family member who can attend the Inspection on your behalf, I would be pleased to have them along. At no additional charge, if the occasion warrants I can take digital photos or digital video of the home to focus on important questionable areas. When we are finished we may know more about the property than the Owner... and of course I share this information with you and then prepare a written report. This phase of the inspection process is much too important to hand you a 'quickie check list' inspection report !! My report is specific to your home and its condition. I take pride in my profession and in my Inspection ... and I take great pride in generating a report that you can understand and use immediately and also use in the years to come. Generally, I complete the report by the end of the same day that we do the Inspection. Upon completion you can have it immediately via FAX or e-mail. I also mail you the signed 'hard copy' for your permanent records. Last, make no mistake about it - Coming from 'the old school' I believe in standards of practice, code of ethics, education and experience. I know I am working for you - I promise you I will do my very best to provide you the best possible Inspection and unbiased evaluation my more than 25 years in construction can offer !!
